Roof inspections are a simple structural inspection, commonly conducted for insurance reasons. It determines the age of the roof, documents the condition and integrity of the roofing system, and provides a general estimate of how long the roof is likely to last, and when it should be replaced.
When a homeowner is unsure of their roof’s age, or if their insurance offers a discount for getting their roof certified, then a roof inspection provides the answers and the certification you are looking for. Typically, roof inspections are conducted on homes that are 10-20 (or more) years old. They can also be conducted following a major storm (like a hurricane) to ensure that unseen damage has not occurred to your roof. Sometimes, homeowners may also have a roof inspection prior to putting their home up for sale – certifying your roof’s age and integrity can go a long way with potential homebuyers.
Roof Inspection Process
Roof inspections are conducted through a multi-step process that includes a visual inspection of the interior and exterior of the roofing systems, as well as thermal scans to determine weak points.
A certified roof inspector will analyze the interior aspects of the roofing system, typically by accessing your attic space to review the insulation, joints, attachments, and to look for visible signs of leaks. An exterior examination is conducted, primarily looking at and documenting the condition of the roof.
The roof inspectors of AcuSystem Inspections use specialized devices, such as an infrared scanner, to help them determine the integrity of the roof. An infrared thermal scan shows the temperatures of the roof. Severe temperatures are typically weak points – areas where air conditioning (or heat in the winter months) are escaping through leaks in the roof.
The age is often determined by building permits, and the life expectancy of the roofing system is expertly estimated. If the roof is in good condition and expected to last for another three or more years, a certification is provided. If any concerns are found, such as leaks or a life expectancy of less than three years, then an action plan is provided.
